Real Estate Appraisal
A real estate appraisal is an independent, professional opinion of your property’s market value based on its condition, features, location, and recent sales of comparable properties. It provides an objective, well-supported valuation that lenders, buyers, sellers, and attorneys can rely on for informed decision-making.
-
Appraisal Review
An appraisal review is an independent evaluation of another appraiser’s report to determine whether the value opinion is reasonable, well-supported, and compliant with professional standards. It helps ensure the original appraisal is credible and reliable before important financial or legal decisions are made.
-
FHA Appraisal
An FHA appraisal is a property valuation required for loans insured by the Federal Housing Administration (FHA). In addition to estimating market value, it ensures the property meets specific safety and livability standards.
-
Foreclosure/REO
A foreclosure or Real Estate Owned (REO) appraisal estimates the value of a property that has been repossessed by a lender. It helps banks and investors understand the current market value and make informed decisions about pricing and sale strategy.
-
Highest & Best Use Studies
A highest and best use study analyzes how a property can be used to generate the greatest value, considering what is legally allowed, physically possible, financially feasible, and market-supported. It helps owners and investors make strategic development or redevelopment decisions.
-
Litigation/Litigation Support
Litigation support provides expert valuation services for court cases or disputes involving real estate. This may include appraisals, review of opposing reports, consulting, and expert testimony.
-
Market Analysis
A market analysis examines local real estate trends—such as sales activity, pricing patterns, and supply and demand—to help clients understand current market conditions. It provides context for pricing, investment, or development decisions.
-
Mortgage Lending Consulting
Mortgage lending consulting provides expert guidance to lenders, investors, or borrowers on property valuation, risk assessment, and collateral quality in real estate transactions. It helps clients make sound lending decisions by ensuring valuations are accurate, defensible, and aligned with market conditions and regulatory standards.
-
Relocation Appraisal & Consulting
Relocation appraisal and consulting services help companies and employees determine a fair market value when transferring for work. These services ensure equitable home pricing and smooth transitions during corporate relocations.
-
Retrospective Valuation
A retrospective valuation determines what a property was worth on a specific date in the past using market data from that time. It’s often needed for legal matters, tax appeals, estate settlements, or disputes.
-
Market Price-Indexing
Market price-indexing is a way of estimating your property’s value by analyzing recent sales of similar properties and tracking overall price trends in your local market. Instead of focusing only on your specific home’s features, it uses broader market data to show how values like yours are moving over time.
Gain Insights on Real Estate Appraisals
When choosing a real estate appraiser, credentials matter. One of the most respected designations in the industry is the Senior Residential Appraiser (SRA) designation, awarded by the Appraisal Institute. This designation signifies advanced education, demonstrated experience, and a commitment to the highest professional standards in residential real estate valuation.
In today’s evolving real estate market, understanding a property’s true value requires far more than a quick online estimate. A professional appraisal brings together multiple layers of analysis to provide a clear, defensible opinion of value.
A highest and best use (HBU) study is an essential tool for property owners, investors, and developers who want to unlock the true potential of a property. Rather than simply looking at a property’s current use, an HBU study evaluates all legally permissible, physically possible, and financially feasible options to determine which use would generate the greatest value in the market.
